Overview

JC Group was engaged to deliver a complete fit out of a new Insomnia Coffee location within Eurospar Applewood, Swords. The project involved a full strip-out to shell and steel and a complete refurbishment to meet Insomnia’s brand standards and functional requirements.

After entering the competitive tender process, JC Group was selected to manage and execute the full scope of works, including surveys for wastewater, rainwater, and all mechanical and electrical services. This marked our first collaboration with Insomnia, and the result was a seamless transformation delivered on time and on budget.

Project Requirements

The scope of works included:

• Full strip-out to shell and steel
• Survey and reconfiguration of:
  • Wastewater and rainwater systems
  • Hot and cold water feeds
  • Electrical supply
• Removal of internal ramps and structures
• Installation of:
  • Disabled access toilet
  • Sluice room
  • Restaurant seating area
• Coordination with Insomnia representatives to ensure franchise brand consistency
• Complete mechanical works
• Integration of transferred assets (tiles, studs, seating, and furniture) from other Insomnia locations

Our Approach

The JC Group team began by decommissioning existing services and stripping the unit back to its shell. Early site surveys helped identify optimal routes for mechanical and electrical services, ensuring efficient installation during the build phase.

Collaboration was key, particularly in working with Insomnia’s franchise team to ensure the space reflected the café chain’s design and operational standards. Despite tight deadlines, the use of transferred materials from other Insomnia stores helped streamline delivery and ensure consistency with brand aesthetics.

Mechanical & Electrical Delivery

As the sole mechanical contractor, JC Group delivered:

• Full mechanical installation, including plumbing and drainage systems
• New hot and cold water systems
• Electrical connections and lighting
• HVAC considerations to ensure a comfortable café environment

All works adhered to the highest industry standards, with inspections and snagging completed within the tight 8-week timeline.

Results & Impact

The fit out was completed in July 2024, ready for launch and public access shortly after. The transformation created a warm, welcoming, and efficient café space within a busy retail environment—an excellent addition to the Eurospar Applewood footprint.
